Pending home sales defied predictions of a rebound at year-end, falling by 3.9 percent compared with a downwardly revised November estimate, data from the National Association of Realtors showed Thursday.

Compared with a year ago, pending home sales fell 6.9 percent. Sales were down by 10 percent or more in both the Northeast and the West. Sales fell in the Midwest and the South, as well.

The downturn largely reflects an extremely low supply of homes for sale, according to NAR economist Lawrence Yun.

โ€œPending home sales faded toward the end of 2021, as a diminished housing supply offered consumers very few options,โ€ Yun said. โ€œMortgage rates have climbed steadily the last several weeks, which unfortunately will ultimately push aside marginal buyers.โ€

Home sales are expected to contract further this year. Sales are forecast to be down by three percent in 2022 compared with last year, according to Yun.

Makes sense. They curbed further losses. If Quantitative Easing is in the process of a reversal, interest rates are going up, house prices will fall.... Also the middle class shrank this year quite a bit, I'm willing to bet purchases from end users will slow further and additional investors will be cashing out of their investments attempting to curb losses as well. It's ok to make a loss of your offsetting gains, you can write off losses into future

Despite posting a loss of $.33 per share and revenue of $454.1 million , Zillow actually beat the estimates and provided very upbeat expansion plans and revenue growth prospects. Sales figures in their buy and sell program tripled in the quarter, such growth has lead to expansion into six new markets. The one stop shop approach of selling homes and providing the mortgage facilities for purchaser's, looks to be a winning strategy.

But this new & horrendous house flipping operation inflated revenues โ€œmore than expected.โ€

Zillow, which has generated an unbroken series of annual losses as a public company since its IPO in 2011, has figured out how to lose even more money, a lot more money, and at the same time boost revenues and get its shares to jump: house flipping.

In its quarterly earnings report Thursday evening, Zillow disclosed the dollars and cents of its newest enterprise, โ€œZillow Offers,โ€ which buys and sells homes. The company describes this as โ€œa new, hassle-free way to buy and sell homes directly through Zillow.โ€

The report splits out the business segments, including the โ€œHomesโ€ segment, which is its house flipping operation.



In terms of timing: The revenues, costs, and expenses associated with buying and selling the house are booked on the income statement in the quarter in which the sale of the house closes.

So letโ€™s see how Zillowโ€™s new thingy did in the quarter ended March 31:

Sold 414 homes.
Sales proceeds added $128.5 million to revenues, for an average selling price of $310,400 per home.
The purchase cost of these homes added $122.4 million to cost of sales, for an average purchase price of $295,700 per home.
This amounts to an average gross profit (selling price minus purchase cost) of a meager $14,700, or 4.9% per flip.
But it costs money to buy homes, get them ready to flip, market them, finance them until theyโ€™re sold, and deal with the transactions, in a corporate manner. So Zillow booked the following expenses associated with its home flipping operations:

$20.8 million in sales and marketing expenses
$12.3 million in technology and development expenses
$14.4 million in general and administrative expenses
$3.8 million in โ€œsegment interestโ€ expenses.
So, revenues of $128.5 million from selling the homes, minus $173.7 million in costs and expenses associated with these home sales, for a loss on its home flipping operations of $45.2 million.

This loss of $45.2 million on 414 home flips means:

Zillow lost $109,190 per flip on average.
Zillow lost 37% on each flip on average.
So this is a horrendous business.

I think Zillow has seen its days, and Xome will be taking over. Xome has such a superior AI technology. It is much easier, up to date, and seem just all around better. I look to Xome to take over, as it surges forward. They are on the move in a HUGE way, and just hired a new CEO from Genesis Capital (Goldman Sachs), Rayman Kaur Mathoda.


Looks like big things in the works, on top of the already forward moving Xome.
